Airlie House is in the delightful Victorian village of Strathyre on the eastern shore of River Balvaig near the stunning Loch Lubnaig in Perthshire. Built in the early 1900’s, the villa sleeps 8 adults and up to 4 children over the 4 spacious bedrooms.

All 4 bedrooms are en-suite with their own bath and shower - what a luxury that is! Beds are either king size or super king size in the larger rooms. A sofa bed is available for 2 children in one of the bedrooms, plus an additional bed/cot can be made up for children also, but these must not be used by adults.

It’s a great property for a family gathering or a group of friends, plus a maximum of 2 x four-legged friends are welcome and will enjoy the nearby river walks.

With parking for 8 cars at the front of property, you also won’t need to worry about packing light here!

Downstairs is wheelchair accessible with direct access from the carpark to the house, and the spacious bedroom and bathroom downstairs is ideal for many users with mobility concerns. This bathroom has a large seated bench area, a bath with over shower (this is not a wet room though).

The well-equipped kitchen has a Gas hob, plus an Electric oven & hob, along with a table & chairs for informal dining. There is an American fridge/freezer, dishwasher and all the other mod cons required for a holiday of any length. Once you have whipped up a feast, enjoy dinner and chat in the lovely dining room.

Or, if you want peace and relaxation, sit and watch the world go by - enjoy the mountain views or relax by the fire in the living room with a good book or stretch the legs and take the short stroll to the village where there is a pub and cafes.

There is plenty to occupy the family here - walks and cycle paths from the front door, explore the Rob Roy Way, maybe visit Go Ape, Blair Drummond Safari Park, take a Loch Cruise, go Fishing, visit a Wildlife Centre or Distillery, take a Landrover Safari to try spot the elusive deer and golden eagle - all on hand to make your holiday very special and you're only an hour from Loch Lomond, Glencoe, Edinburgh & Glasgow too.

This property will accommodate 8 adults in four double rooms and additional beds / sofa bed can be made available for up to 4 additional children. These must not be used for adults.

• Suitable for Wheelchair users. There is a ramp from the car park at the front of house to the door and the large ground floor bedroom has a very large en-suite bathroom (but no wet room). Has a bath with over-shower and a large bench area for seating.

• Owners live at the rear of property in a separate house.


• There is a Gas hob plus an electric oven & electric hob as well.  

• Dishwasher, Microwave, kettle, toaster, American fridge/freezer. There is also Quooker hot water tap (boiling water tap) on the sink but please use with Caution!  

• Table & chairs for seating. 

• A Utility room contains a washing machine which may be used and clothes can be dried on the clothes horses provided. 

• There is also an iron and ironing board. 

• The cupboard with the curtain in front of it is for staff use only. 

• There are cleaning materials in the utility room for your convenience.

Dining:  Dining room table & 8 chairs & 1 high-chair 

Living Room:  The room is spacious & cosy - has a TV and CD player. 

• Has a log fire and comfortable seating for 8 people. 


• There are 4 spacious bedrooms, all en-suite. 

• One bedroom downstairs and 3 bedrooms upstairs. 

• Two of the bedrooms have king size beds and two of the rooms have super king size.

• All carpeted with fitted wardrobes and all rooms en-suite with a bath and over-shower. 

• Hairdryers provided.

Suitability:  Wheelchair friendly downstairs. One accessible large bedroom on ground floor with large bathroom & seating bench – but no wet room/no separate shower

Distillery Tours: 2 nearby - Glengoyne or Deanston

Golf: You will be spoilt for choice here - St Fillans (13 miles), Killin (13 miles), Callander (9 miles)

Boat trips & Lochs: Tranquil Loch Lubnaig is the closest loch and is popular with paddlers, canoeists and walkers. Scenic Loch Katrine (16 miles) in the Trossachs area is a popular destination for tourists - enjoy a cruise on the classic steamship SS Sir Walter Scott, or go cycling and walking. Loch Lomond is also easily accessible where you can Cruise, jet ski or hire a speedboat.

Kayaking : Available to hire locally

Horse Riding: Castle Rednock Trecking Centre (20 miles).

Fishing: Fly-Fishing at The Lake of Menteith Fisheries (16 miles). There are numerous brown trout lochs and Pike fishing is available on Loch Venachar and other lochs. Rivers Leny, Dochart and Teith provide excellent Salmon and Brown Trout fishing. Local Fishing Shop James Bayne in Callander can provide everything you need to fish whether you are a novice or pro.

Walking: Many lovely walks right from the front door. The Villa is ideally situated as a base for touring, walking or cycling along the Rob Roy Way. The long distance footpath and Cycle route 7 is only a couple of minutes away. Two Munros at the back of the house and Ben Sheann at the front of the house

Cycling: Bike Hire available nearby (9 miles). You could cycle along the Rob Roy Way. The long distance footpath and Cycle route 7 is only a couple of minutes away from the House.

Zoo: Blair Drummond Safari Park – A top family attraction and home to over 350 rare and exotic animals. With wild animal reserves, adventure playground, chimp Island, pet farm, lemur land, flying fox, giant astraglide, sea lion shows, bird of prey centre & pedal boats, it is a great day out for the whole family. (19 miles).

Restaurants and Bars: There are a variety in the area. The local village pub is just a few minutes walk away, as well as Cafes for breakfasts, lunches and more.

Adventure: Go Ape – A unique 3 hour adventure in the trees taking on zip wires, tarzan swings, rope ladders and a variety of high-wire crossings, all set in Aberfoyle (20 miles)

Falkirk Wheel (37 miles) is the world’s first and only rotating boat lift, designed and built to connect the Forth & Clyde Canal and the Union Canal which allows coast to coast navigation across central Scotland.The Falkirk Wheel has not only been described as a feat of engineering but as a work of art and is now an iconic Scottish landmark attracting over 500,000 visitors a year.

The Kelpies and The Helix - take a trip to Falkirk and see the world's largest equine sculptures up close and go inside to marvel at the complexity and engineering which created these fantastic pieces of art.

A lovely big comfortable house,well placed for visiting local attractions. 3 niggles stop me giving full marks. We arrived at 4pm as instructed. The house was absolutely freezing. It took 24 hours for the chill to be taken off.The kitchen is a little tired. No fireguard for log burner(you supply your own logs)

We had a fabulous weekend at Airlie House. It was perfect for a group of women celebrating a special Birthday and wanting to go wild swimming. The house was perfect in an ideal location stunning scenery and to top it all off the weather was amazing! Great weekend had by all.
